不動産価値向上とグリーンインフラ/ Water-Smart Green Infrastructure

最近、異常気象が増加しているとのレポートをよく目にするようになりました。 先日の台風も大きな被害をもたらしました. 被害にあわれた方に心よりお見舞い申し上げます。 急増する異常気象に対する備えを強化していくためには、従来型のインフラに加え、グリーンインフラ(GI)を活用していくことが必須です。 費用面からもGIは有効です。ニューヨーク市の試算ではグリーンインフラ戦略を導入することでインフラコストが将来にわたり大きく削減出来ることが示されています ( NYC Green Infrastructure Strategy p9 ) また、今春ULIから発行されたレポート”Harvesting the Value of Water ”では、自治体だけでなく、民間セクターにおけるGIへの投資が増加している事。 その理由として建物廻りや屋上緑化などにGIを導入することで、不動産価値の増加(Placemaking opportunities, amenity value, and improved building user experience)やコスト削減に結びつく事。 加えて、具体的事例として以下が紹介されています。 Burbank Water and Power EcoCampus , Burbank, California — a campus for a community-owned utility site, which is the first power plant in the world to run on 100 percent recycled water; Canal Park, Washington, D.C. —a neighborhood park developed by a public/private partnership and located on the site of a former D.C. waterway, with 95 percent of the park’s irrigation, fountain, toilet-flushing, and ice-rink water provided through rainwater recycling; Encor
